Demolition of the old Furness House Building located on the corner Richmond Street and Independence Square North in preparation for the construction of the new Design-Build 12-storey post-tensioned Car Park structure which caters for over 900 parking spaces, fully automated car parking management system. This was the first multi-storey post-tensioned structure in Trinidad and Tobago, with massive clear spans from 60’ to 120′ with uninterrupted car parking spaces due to the removal of columns.

Introduction

The post-tensioning technique is an innovative construction method that has been used in various projects around the world. This technique involves the installation of high-strength steel cables or tendons in pre-cast concrete or steel structures, which are then tensioned after the concrete has set. This process results in a stronger and more durable structure that can bear more significant loads than traditional concrete structures. Port of Spain, Trinidad and Tobago.

Challenge

Private Investor wanted storage for their fleet of lease vehicles, and at the same time capitalize on the lack of parking in the capital city. The investor was looking for the best value and highest output of parking increasing their revenue. The space for the proposed construction of the parking facility was limited and client requirement was to have 1000 parking spots, with a modern, touch free, user friendly car parking management system.

Solution

Kee-Chanona proposed using post-tensioning technology that would provide the highest yield of parking for the existing space, and provided more parking spot per square foot when compared to a structural steel building. Achieving beam spans up to 120 feet unsupported without any interrupted car park spaces. Our team of experts designed and installed a post-tensioning system that used high-strength steel cables to reinforce the concrete slab and support car park loads.

Implementation

The implementation phase of the project involved multiple steps. First, our team conducted a detailed analysis of the existing building's structural capacity to determine the optimal post-tensioning system design. To support long spans the design team introduced a transfer girder beam to help support 120 foot beam span, with the removal of column.

Results

The post-tensioning system's implementation increased the building's load capacity by 40%, ensuring that it could accommodate the required occupancy levels and safety regulations. Additionally, the post-tensioning system improved the building's overall structural stability, making it more resilient in the event of natural disasters such as earthquakes or hurricanes.

In conclusion, the post-tensioning technology has proven to be a highly effective solution for structural reinforcement and load capacity enhancement in existing buildings. The technique can save time, reduce costs, and minimize disruption to tenants' operations while providing increased safety and durability.
