BRIEF DESCRIPTION
To plan and oversee the project from start to finish, organize and oversee construction procedures to ensure the project is completed in a timely and effective manner within budget and adhere to client and company guidelines and specifications.
MAIN JOB FUNCTION
To perform all tasks necessary to ensure that all aspects of the Project come together in a timely and cost-effective manner in order to achieve the overall goal. This includes the scheduling of tasks and coordination with various team members to accomplish the projected results by keeping the project on track; and possessing the ability to foresee the entire project as a whole at all times.
1. Monitors the Project Quality Plan and update as necessary.
2. Ensures the control of correspondence, drawings, information flow, and Client’s Instructions.
3. Monitors work programme and takes action as necessary to comply with the contractual requirements.
4. Manages information flow and distribution of Engineering Query responses and arranges and chairs Internal Control Meetings.
5. Ensures that the works are executed according to established quality standards set out in the Company’s procedure manuals (Project management procedures, Commercial Procedures manual)
6. Manages Subcontractors including the holding of Subcontract Progress Meetings and Subcontract Pre-Order Meetings.
7. Prepares Meeting Reports and attend Design Team Progress Meetings
8. Has responsibility together with the Quantity Surveyor and Lead Construction Manager for site cost control methods
9. Assists the Quantity Surveyor in the preparation of the Cost Report and report to monthly Cost Meetings.
10. Reviews buildability and identifies methods of construction with commercial or programme advantage where possible.
11. Monitors and manages any Subcontract Design, as required by the Contract and protects Kee-Chanona's contractual position with correspondence, information, or notices, as required.
12. Monitors overall site progress against established programme and agrees programme with Subcontractors and Site Team.
13. Ensures the productive running of the site, identifying and resolving potential problems.
14. Ensures the general appearance of the site, maintains the Company image, and positively market the Company.
15. Ensures that complaints received on site are settled
16. Prepares applications for Extensions of Time with the Quantity Surveyor.
17. Prepares lists of outstanding works and completion programmes to ensure timely finish of the Project.
18. Obtains a punctual Practical Completion Certificate.
19. Post construction: Obtains the defects list, remedy any items, and obtain the Certificate of Making Good Defects.
20. Post-construction: Assists the Quantity Surveyor in the preparation of any Loss and Expense Application, and in the provision of information for Final Account.
21. Promotes the safe and efficient operation of the Project Site
22. Ensures HSE hazards related to the Project Site’s facilities and operations are identified and adequate resources applied to manage the HSE related risks
23. Ensures implementation of all HSE policies and procedures
24. Ensures all incidents are effectively investigated and periodic HSE audits facilitated
25. Performs other related duties as may be required by the job function.
